For walking and cycling enthusiasts, this is a superb location. The hiking trails are endless and picturesque, the cycling gentle or challenging, depending on your energy levels!

The landscaping has been well thought out and mixes gently with the natural surroundings. Step down into the cooling pool waters, surrounded by stone, wild herbs, olive trees and lavender.

Totally private, cushioned sun loungers, charcoal bbq and a wonderful outdoor dining table....large enough for all the platters, cheese boards, crusty breads and freshly tossed salads......the wine, 'the works' !

The current owners have found this little piece of heaven and lovingly developed the garden and pool areas painstakingly marrying the natural bushland and the gentle landscaping, the pool and terraces. The use of natural and local stone throughout, of native plants, aromatic herbs, and an abundance of colourful potted plants have combined to create the 'wow factor'.

An old pidgeon loft and well rests amongst the lush green plants in the garden. A sign of times gone by and a lovely touch of tradition.

Restored by the previous French owners, the house has been carefully kept in the traditional style whilst ensuring that modern facilities and comforts are plentiful.

Views of Menerbes village from the quiet country lane. More delightful views from the first floor and its terraces.

The walking and cycling trails locally and in the whole area are superb. Both gentle and challenging, depending on your energy levels, this is certainly the heart of the 'golden triangle' in the Luberon Valley.

The well established old trees and garden areas offer shade, privacy and a wonderful 'frame' for what is a most delightful house and surrounds.

The beauty of being in the country, but just 20 minutes walk to the village for the morning baguettes and croissants, the midday Pastis or the evening tipple of a good local red .... it's all here.

The village offers some terrific restaurants, some wonderful summer events such as musical evenings, art shows and truffle markets. Galleries abound, the shops are tempting, the architecture beautiful and the views superb.

In order to retain the 'natural' feel of the garden and surrounds, the owners opted for an irregular shaped swimming pool surrounded by locally quarried rock and a stone terrace area.

This is an open-plan eat-in kitchen area. There is an entirely seperate and more formal dining area inside should you feel the occassion. Oodles of good books and local guides are there for your enjoyment and for those who follow.

Traditional Provencal wood and plater ceilings with large wooden support beams helps to create the wonderful interior ambience emitted. The stone/tiled steps to the first floor are gentle. Beneath the stairs is the ideal area for storing the storing the shopping bags, sun hats and walking shoes.

The open stone fireplace in the lounge area is friendly and warming for the cooler months, augmented by the central heating. The wonderfully thick old stone walls and the traditional shutters keep the house cool during the summer months.

The kitchen is not huge but extremely well thought out and fabulously equipped. What's hidden from view is the equally large 'back kitchen' which in fact is laundry, store room with an additional fridge and freezer, sink and shelving.

The dividing 'bar' between the kitchen and its table allows conversation and light to flow.

The large lounge and dining area is absolutely superb and again, allows conversation to flow between all areas. The furnishings are a mix of antiques and modern, a blend of sophistication and relaxed comfort.

There is 170m2 of living space inside the house, and 4 hectares of private garden and bushland surrounding.

From the dining and lounge area there is a door to the terrace, bbq and pool area. On the opposite side, the door leads to the kitchen and beyond.

This queen sized (160cm) bedded room on the ground floor shares a bath/shower room with the twin bedroom and seperate w.c., on the first floor.

Overhead lighting, twin basins, bath with hand held shower, a seperate shower, heated towel rails and a seperate w.c. This shared bathroom has been well thought out for the comfort of all.

The twin (90cm) bedded room on the first floor enjoys views out over the garden and forrest. It shares a bathroom which offers bath, seperate shower, two hand basins, towel rails and a seperate w.c.

This romantic, canopied bedroom with gorgeous views of the garden has a large ensuite shower room. Situated on the ground floor in one wing of the house.

Shower, hand basin, good lighting, heated towel rails and w.c., the ensuite shower room is spacious and private.

On the first floor you will find this office landing with sofa and chairs, desk and ...... door leading to the hidden gem.....

......totally unseen from below, this extremely large roof terrace is a superb escape from all. Wide open to the elements and nature, one can sunbake under the shade of umbrellas, write postcards home, escape into a good book or simply zzzzzzzzzzzzzzzzzzzzz!

Romatic, comforting, intimate, delightful.
This front terrace by the entrance and adjacent to the kitchen is another ideal option for al dente dining.
